Recent examples of our work:

Redevelopment Advisory of 1MM SF Office:
Arcturus’s team provided redevelopment advisory services to a global institutional investor that was evaluating the potential redevelopment of a 1 million sf office property it owned in a U.S. gateway city. We leveraged our extensive relationships, in-house construction resources, and redevelopment experience to evaluate the project’s scope, cost, and resulting investment alternatives. Arcturus’s involvement provided the client with the information it required to determine, obtain internal consensus on, and implement a successful investment strategy for the property

PIP Assessment and Brand Repositioning Analysis:
Arcturus provided repositioning and investment advisory services to a large endowment fund that was evaluating a potential new investment in a 250+ key full-service hotel located in the Northeast U.S. Our hotel professionals conducted a rigorous underwriting and due diligence, including extensive market and hotel brand analysis, PIP and business plan evaluation, and an assessment of the sponsor. Arcturus’s findings suggested an unacceptable risk/reward investment profile, allowing the client to allocate capital to more favorable transactions.

Evaluation of 2,000+ Unit Multifamily Portfolio: 
Arcturus conducted a comprehensive portfolio and operator assessment for a large alternative investment manager in connection with an underperforming, seven-property portfolio located in the western U.S. Arcturus’s multifamily team evaluated each asset’s competitive positioning, property operations, and the capabilities of the client’s operating partner, and delivered a summary of findings including a strategic plan and recommended reporting/operational changes to facilitate the proper flow of information to client and improve decision-making processes.
