Recent examples of our work:

New Investment in Class A Office

Arcturus provided buy-side advisory services to an overseas institutional investor seeking to acquire a $350 million Class A office asset located in a U.S. gateway city.  Arcturus leveraged its extensive relationships and investment experience to take a lead role in the underwriting, due diligence, transaction structuring, purchase and sale agreement negotiation, and initial business plan formulation. Our involvement secured a due diligence pricing reduction in excess of $5 million for our client, and ultimately facilitated a successful closing of the investment.

Asset Management and Disposition of NYC Office Portfolio

Arcturus provided asset management and transaction management services to a high net worth owner seeking to optimize the performance of, and then liquidate, a portfolio of Class B office assets in NYC.  Arcturus performed a comprehensive assessment of each asset, developed value enhancement strategies to increase NOI, oversaw leasing and management, and ultimately led the sale process. The multi-year engagement resulted in improved financial results and the successful liquidation of the client’s investments substantially above initial pricing expectations.

Redevelopment Advisory of 1MM SF Office

Arcturus’s team provided redevelopment advisory services to a global institutional investor that was evaluating the potential redevelopment of a 1 million sf office property it owned in a U.S. gateway city.  We leveraged our extensive relationships, in-house construction resources, and redevelopment experience to evaluate the project’s scope, cost, and resulting investment alternatives. Arcturus’s involvement provided the client with the information it required to determine, obtain internal consensus on, and implement a successful investment strategy for the property.

Office Portfolio Evaluation

Arcturus conducted a portfolio assessment for a high net worth owner seeking to better understand its holdings and improve the performance of a $250 million portfolio of interests in office properties. The Arcturus team performed a “deep dive” analysis including individual asset valuation, leasing strategy review, and operations and management assessment.  The deliverable included a comprehensive overview of the portfolio, a summary of findings, and specific, actionable operational recommendations to enhance the value of the individual investments.
