Chris Forero’s expertise includes working with clients on deal structuring, underwriting and finance, as well as issues related to corporate management of real estate companies.  He has worked with and advised institutional owners, foreign investors, development companies, public REITs, and high net-worth investors on property acquisitions and dispositions, valuations, capital raising, joint venture formation, new development, and asset repositioning. He also has public company experience including portfolio and property acquisitions, debt and equity raising.

Before joining Arcturus, Chris worked on a variety of multifamily development projects (rental and for-sale) with New Boston Fund and Altman Development Companies.  Chris worked with development teams to put together development analyses and worked with regional banks and a variety of potential investors to obtain debt/equity financing.  Additionally, Chris led efforts to analyze a variety of asset management scenarios to determine future capital needs.

Earlier in his career, Chris worked in the Real Estate Investment Banking Division at Citigroup where he completed a variety of transactions for their top client, New Plan Excel Realty Trust, which included two portfolio acquisitions totaling $1 billion, $150 million equity raise and $250 million debt issuance among other corporate advisory assignments.  After two years of capital advisory to New Plan Excel, Chris joined their Acquisitions team where he underwrote and acquired over $500 million of neighborhood and community shopping centers.

Chris graduated from the Goizueta Business School at Emory University.

Mr. Kramer’s expertise is based on his experience as a principal in real estate development companies since 1976, constructing over 6,000 units of housing in addition to developing retail and office properties. His expertise includes a deep knowledge of the legal and business issues related to the acquisition and entitlement of residential units; infrastructure development; construction; sales and marketing; zoning issues; and property management.

He has advised clients on projects in various stages of development and utilized his skills working with local government agencies to obtain and maintain entitlements, develop project repositioning plans, and devise sales and marketing programs.

Mr. Kramer and the multi-family team have provided strategic advice to clients on over 3,000 multi-family units, and have developed over 15,000 multi-family housing units. In addition they have managed thousands of rental units and numerous condominium associations. In connection with their residential development projects, Mr. Kramer’s team was directly responsible for the financing activities, arranging in excess of $1.5 billion in financing for both construction and permanent loans.

Mr. Kramer serves on the Board of Directors of Sun National Bancorp (NASDAQ-SNBC), Vineland, NJ. As a Board member, he also serves on the Executive, Audit and Compensation Committees as well as the Chairman of the Independent Directors.

Mr. Kramer received a Bachelor of Science degree in Management Science from Stevens Institute of Technology, Hoboken, NJ.

Jonathan Martin is a lifelong hospitality real estate executive with proven expertise in strategic investing and maximizing value of premium real estate assets throughout the hospitality property cycle. Before joining Arcturus Jonathan was the Principal & Co-founder of Anfield Hotel Advisors LLC (“Anfield”), a privately held real estate investment firm with focus on creating value for investors in the hotel space.

Throughout his career, Jonathan has displayed a strong record of increasing revenues and controlling costs in complex, global, and multiple site operations. He has been recognized for collaborative and creative leadership abilities and extensive relationships with key influencers across the hospitality industry while maintaining a deep institutional market knowledge on a national basis that has anticipated change in the value of assets for early investment decision-making.

Prior to founding Anfield Jonathan was Vice President, Hospitality Asset and Investment Management, at AEW Capital Management’s (“AEW”) Partners Funds group for over eleven years. AEW is a global real estate investment management company, which has $78 billion worth of assets under management globally. While at AEW he was responsible for originating, underwriting, structuring, closing, and asset managing over $1 billion of the fund’s hospitality assets including independent, Hilton, Starwood, Marriott, and IHG branded hotels in the U.S.

Before joining AEW in 2007, Jonathan served as Director of Real Estate for Fairmont Raffles Hotels International (FRHI) in Toronto, Canada. At FRHI Jonathan was responsible for servicing disposition needs of the corporate real estate team.

Following the acquisition of Fairmont Hotels & Resorts by Colony Capital and Kingdom Hotels International in 2006, Jonathan managed the due diligence processes to enable sale of numerous Fairmont Hotels & Resorts’ owned real estate assets.

Dispositions were valued at over CDN$2.5 bn.

From an operational perspective, Jonathan has over 15 years of senior hotel operations experience with FRHI, The Ritz Carlton Hotel Company, and an independent luxury property in Ireland.

Mr. Martin is a graduate of University of London (B.S.) and Northeastern University (MBA) and has dual Irish and U.S. citizenship.

Mr. Mosesman’s expertise in residential development expertise includes entitlement issues, project and market due diligence, construction, and operations. Mr. Mosesman has applied his skills on behalf of clients in determining governmental requirements, analyzing market trends and competition, assessing horizontal infrastructure improvements, and assembling and managing development teams to execute strategic plans.

Mr. Mosesman has been in the residential real estate development industry for the last 29 years. His expertise includes operations, management, acquisitions, zoning/entitlements, residential construction, sales and marketing.

From 1999 to 2007, Mr. Mosesman was the Executive Vice President and Chief Operating Officer for the New Jersey Division of D.R. Horton (NYSE: DHI), one of the nation’s largest residential home builders. In this capacity, Mr. Mosesman was responsible for the day-to-day operations of the division.

Mr. Mosesman has been responsible for the development of thousands of residential homes, which include mid-rise condominiums, townhomes, and single family homes, in the New York, New Jersey and Pennsylvania area.

Mr. Mosesman currently serves as a code committee member for The New Jersey Home Builders Association. This committee is responsible for the review and recommendation for all building codes adopted by New Jersey Department of Community Affairs.

Mr. Mosesman also currently serves as a Board of Director and Treasurer for the Manalapan Community Center Committee, a nonprofit corporation involved in the fund raising and future construction of a community teen center for the township of Manalapan.

Mr. Mosesman received his Bachelor of Science degree in Accounting from Brooklyn College, Brooklyn, New York.

Carolyn has underwritten and closed over a half billion in direct debt and managed over 50 million square feet of office and retail assets, approximately 8,000 multifamily units and more than a dozen hotel investments. With over 25 years of experience in a variety of senior level positions, she possesses a broad-based knowledge of asset management, restructuring and underwriting of both equity and debt positions, with direct experience dealing with all levels of the capital stack, including equity, senior secured debt, subordinated notes and mezzanine loans and as such she has advised clients on a myriad of situations in both debt and equity workouts. She is also qualified as a court appointed receiver in the state of New York.

Prior to joining Arcturus, she was a Senior Consultant to Ôtera Capital’s Credits and Workout group (a subsidiary of the Caisse de dépôt et placement du Québec) where she was responsible for the work out and disposition of a $100 million portfolio. Prior to Ôtera, Ms. Pianin held senior positions at Square Mile Capital, NewStar Financial, AIG Global Real Estate, GE Capital and Starwood Capital. Ms. Pianin began her career at Shearson Lehman Hutton’s Capital Preservation and Restructuring division, where she was involved in working out limited partnership investments.

Mr. Pianin holds a Bachelor of Arts degree from Wellesley College, a Masters of Business Administration from the Johnson Graduate School of Management at Cornell University and a Masters of Science from New York University’s Schack Institute of Real Estate

Jamie Selonick has over 30 years of experience developing, re-developing and operating retail properties. He has been involved in all aspects of design, entitlement, construction, and leasing of more than 4 million square feet of new and renovated space. Jamie has also evaluated and devised operating and leasing strategies for retail centers in the process of being repositioned.

During the course of his career, Jamie developed a number of large, regional malls with multiple department store anchors. In developing these projects, he has been responsible for spearheading multi-year processes to obtain permits and approvals, in the face of strong local opposition; negotiating anchor store agreements; and taking P&L responsibility for design, construction and leasing. Several of the projects involved high levels of complexity – notably the vertical expansion of an active, 1 million sf, enclosed mall and, in advance of construction of a new project, remediation of a heavily contaminated brownfield site.

Prior to joining Arcturus, Jamie had significant tenure at Cadillac Fairview, Corporate Property Investors and The Related Companies.

Jamie graduated from the University of Rochester and received an MBA from Northeastern University.

Frank Small’s expertise is full deal life cycle institutional investment management including over 15 years within the senior housing industry. He has worked on a variety of portfolios ranging from skilled nursing facilities, assisted living and memory care communities to independent living and continuing care retirement communities. Frank has overseen loan restructurings, lease restructurings, equity recapitalizations, portfolio-wide capex plans, unit mix shifts and operator transitions. His experience ranges across the capital stack from stretch senior loans through mezzanine debt and preferred equity to joint venture equity.

Frank’s nearly 25 years of institutional investment management experience includes acquisitions, dispositions, portfolio management and asset management in the United States, Canada and the United Kingdom.  Since 2005, he has invested in the seniors housing and healthcare real estate sector overseeing nearly $4.5 billion of assets, comprised of nearly 65,000 units.  He is a senior housing Industry Advisor for KKR & Co. and Jaguar Real Estate Partners, and previously launched Greystone Healthcare Investments, was Managing Director at Fortress Investment Group and was global head of healthcare real estate at JER Partners.  Frank started his career at LaSalle Partners before moving to Cerberus Partners.

Frank is a Co-Founder and Trustee of Brighter Night, Inc., a non-profit dedicated to advocating for youth, young adults and their families facing the challenges of mental health illness.

Frank is a graduate of Princeton University (BA) and NYU Stern School of Business (MBA).

Al has more than 30 years of hospitality experience with significant expertise in the areas of developing business plans, acquisition, development, operations, capital renovations, rebranding, expansions and hotel management. He has advised clients on multiple hotel portfolios that have included select service hotels, independent luxury branded properties and full-service hotels across the United States. He has also worked with lenders and special servicers, lead consulting efforts for clients with troubled loan portfolios, provided strategies for workouts and completing capital projects, rebranding, expansions and sale strategies.

He has worked for several management companies, operating hotels as a general manager, regional multi-property manager and as chief operating officer with full portfolio responsibility for 50 properties. His hospitality real estate experience has included working with international private equity firms and family offices in the acquisition and management of hundreds of hotels. In his hospitality real estate acquisition roles, he was responsible for identifying opportunities, securing equity and debt for the transaction, completing all aspects of underwriting, negotiations with partners and sellers, transaction closing and takeover of properties.

Before joining Arcturus, Al was Principal and Co-Founder of Anfield Hotel Advisors, LLC with Jonathan Martin. Prior to co-founding Anfield Hotel Advisors, Al was Principal of Acquisitions at Sage Hospitality where he focused on acquiring value add hotel opportunities and new management contracts helping Sage grow their portfolio. He was responsible for acquiring multiple portfolios of select service hotels, independent luxury branded properties and branded full-service hotels throughout the United States. Prior to Sage, Al served as Chief Investment Officer for Dallas’ Prism Hotels & Resorts, managing a team responsible for all business development including acquisitions, new management contracts, and consulting services.

Al received a Bachelor of Science in Hotel Administration from Cornell University and an MS Information Systems from the University of Denver.
