Institutional Client Services

Arcturus offers institutional investors, including financial institutions, sovereign wealth funds, insurance companies, alternative investment firms, REITs, pension funds, and corporate users, both domestic and foreign, an array of real estate advisory services across asset classes. Our professionals have spent much of their careers working with institutional investors and are sensitive to the unique investment and corporate considerations of each investor type. Arcturus is widely regarded as one of the leading investment and operating advisory firms in the industry.

How We Help Our Clients:

We help our institutional clients analyze and close new investments, assess existing assets and portfolios, and evaluate, structure, and navigate challenging transactions. We leverage our experience, relationships, analytical resources, and seasoned judgment to uncover, maximize, and protect value. We work closely with our clients to understand their unique circumstances and goals and to provide customized solutions – whether that is evaluating holdings, identifying value enhancement strategies, achieving liquidity, or addressing ownership, management, and control issues. Our senior professionals are deeply involved in all aspects of every assignment, differentiating Arcturus from other advisory services providers.

Michael Denis,

Capacity to Augment Internal Resources

In many cases, our institutional clients have the capabilities, relationships, and experience, but not the internal resource capacity, to manage all of their investment activities. Arcturus can bring deep expertise and seasoned transactional capability tailored to what each unique situation requires.

Impartial, Third Party Expertise

Often, our institutional clients seek to benefit from having the input of an independent third party to support their investment activities. Arcturus can provide unconflicted, unbiased expertise to help our clients understand alternatives and make sound operating or investment decisions.

An Adaptable, Multi-faceted Resource

We can serve as an outsourced management team, asset/portfolio manager, strategic advisor, transaction manager, and as a complement to our clients’ legal and accounting teams to afford a critical business perspective. We provide a wealth of experience, seasoned judgment, and a scalable expertise in whatever capacity is required to meet our clients’ needs.

Recent examples of our work:

Redevelopment Advisory of 1MM SF Office:
Arcturus’s team provided redevelopment advisory services to a global institutional investor that was evaluating the potential redevelopment of a 1 million sf office property it owned in a U.S. gateway city. We leveraged our extensive relationships, in-house construction resources, and redevelopment experience to evaluate the project’s scope, cost, and resulting investment alternatives. Arcturus’s involvement provided the client with the information it required to determine, obtain internal consensus on, and implement a successful investment strategy for the property

PIP Assessment and Brand Repositioning Analysis:
Arcturus provided repositioning and investment advisory services to a large endowment fund that was evaluating a potential new investment in a 250+ key full-service hotel located in the Northeast U.S. Our hotel professionals conducted a rigorous underwriting and due diligence, including extensive market and hotel brand analysis, PIP and business plan evaluation, and an assessment of the sponsor. Arcturus’s findings suggested an unacceptable risk/reward investment profile, allowing the client to allocate capital to more favorable transactions.

Evaluation of 2,000+ Unit Multifamily Portfolio:
Arcturus conducted a comprehensive portfolio and operator assessment for a large alternative investment manager in connection with an underperforming, seven-property portfolio located in the western U.S. Arcturus’s multifamily team evaluated each asset’s competitive positioning, property operations, and the capabilities of the client’s operating partner, and delivered a summary of findings including a strategic plan and recommended reporting/operational changes to facilitate the proper flow of information to client and improve decision-making processes.
