New Investment in Class A Office:
Arcturus provided buy-side advisory services to an overseas institutional investor seeking to acquire a $350 million Class A office asset located in a U.S. gateway city. Arcturus leveraged its extensive relationships and investment experience to take a lead role in the underwriting, due diligence, transaction structuring, purchase and sale agreement negotiation, and initial business plan formulation. Our involvement secured a due diligence pricing reduction in excess of $5 million for our client, and ultimately facilitated a successful closing of the investment.
New Investments in Class B Apartments:
Arcturus provided buy-side advisory to a large institutional investor seeking to make investments totaling $300 million in Class B mid-rise and garden communities in primary Northeast U.S. markets. Our investment advisory team led the acquisitions process, from origination, underwriting, and market research, to transaction structuring and due diligence, providing a full-service investment solution to our client.
PIP Assessment and Brand Repositioning Analysis:
Arcturus provided repositioning analysis and investment advisory services to a large endowment fund that was evaluating a potential new investment in a 250+ key full-service hotel located in the Northeast U.S. Our hotel professionals conducted a rigorous underwriting and due diligence, including extensive market and hotel brand analysis, PIP and business plan evaluation, and an assessment of the sponsor. Arcturus’s findings suggested an unacceptable risk/reward investment profile, allowing the client to allocate capital to more favorable transactions.
