Arcturus advised a U.S. lender on the repositioning and eventual sale of an underperforming, garden-style property located in a southwest U.S. city that had been foreclosed on. Arcturus’s asset management professionals executed a financial turnaround of the property by utilizing our operational knowledge and a hands-on approach to increase occupancy, implement expense reduction strategies, and boost NOI. The effort resulted in a successful sale process above the Client’s expectations.
Arcturus provided buy-side advisory to a large institutional investor seeking to make investments totaling $300 million in Class B mid-rise and garden communities in primary Northeast U.S. markets. Our investment advisory team led the acquisitions process, from origination, underwriting, and market research, to transaction structuring and due diligence, providing a full-service investment solution to our client.
Arcturus provided restructuring advisory services to a lender with exposure to a distressed, luxury condominium development project located in a U.S. gateway city. The client held a subordinated debt position in the project and was seeking a better understanding of the real estate as well as their strategic options. Arcturus’ residential development professionals assessed the borrower’s sales and marketing plan, monitored unit sales, and developed a capital recovery strategy that resulted in a negotiated payoff which exceeded the lender’s internal projections.
Arcturus conducted a comprehensive portfolio and operator assessment for a large alternative investment manager in connection with an underperforming, seven-property portfolio located in the western U.S. Arcturus’s multifamily team evaluated each asset’s competitive positioning, property operations, and the capabilities of the client’s operating partner, and delivered a summary of findings including a strategic plan and recommended reporting/operational changes to facilitate the proper flow of information to client and improve decision-making processes.
